Like any agent, I have access to a long-list of marketing tools -- print advertising, online advertising, realtor-to-realtor marketing, and so on. Unlike most agents, I had a successful career in marketing, with a well-developed skill set in brand positioning, copywriting, photography, graphic design, direct marketing, advertising, and high-end sales and customer service.
Brand positioning? My approach begins with techniques that are standard in the advertising world, but unique to me in real estate sales -- a SWOT analysis, Buyer Profile, and Key Messages. By assessing all of a property's Strengths, Weaknesses, Opportunities, and Threats, my clients and I will identify all of the benefits and features that will be of greatest interest to a buyer. By building a economic/lifestyle profile of potential buyers, we gain insight into their needs and interests.
From here, I get creative. How can we differentiate your home from the competition, to promote showings and the maximum price? Unlike most agents are lectured in real estate seminars, I do not believe homes are just commodities to be sold like bushels of wheat. I believe that every home has a story to tell, and that by finding a creative way to tell that story, your home will stand apart from the others.
That is just what I call the "preparation" phase of the process. From here, I implement a wide range of print, direct marketing and online campaigns to maximum exposure in the first days and weeks of being on the market.
