Scottsdale Phoenix Area Market Update
 
2012 was a turnaround year for our local housing market.  We hit "true bottom" in Fall 2011 and 2012, by just about every measure, showed improvements.
 
The Big Picture:  Throughout our MLS, our median sales price rose 31.7% to $158,000.  The rising prices were driven by many factors:  fewer foreclosures, fewer short sales, and enthusiasm from large and small investors to buy and rent, "or fix and flip," affordable properties.   The profound story today remains low inventory:  At the worst stages, we had well over 50,000 properties "not selling."  Today, the figure hovers around 20,000.   Experts consider 30,000 to 36,000 to be "normal" for our area.  All of this translates to demand outpacing supply, which drives up prices. 
 
A Look at the Northeast Valley:  Since much of the "Big Picture" is driven by lower price homes, I would like to share the story for the Northeast Valley of the Sun real estate.  This analysis looks at Scottsdale, Cave Creek, Carefree, Anthem and Fountain Hills real estate -- the communities where I focus much of my business.  For this area, our median sales price rose 24.9% to $343,375.  Available inventory is down 14% from last year, and roughly half of what it was three years ago.  Foreclosures are only a small part of our market, and banks are holding the line on short sales and foreclosure prices most of the time.   The ratio of selling price to asking price has also improved from a low of 94% to today's level of 97.4%.  The most useful indicator is the 23% rise in price per square foot to $174.

A Closer Look at Luxury Real Estate Trends:  For this analysis I looked at Scottsdale, Cave Creek, Carefree, Anthem, Fountain Hills, and added Paradise Valley.  For this purpose the analysis only includes homes listed between $750,000 and $2,000,000 to avoid skewing the trends based on one or two ultra-luxury properties.   The median sales price rose slightly by 2.5% since last year.  Inventory has fallen a modest 4% since last year, but is roughly half of what is what three years ago.  The average price per square foot rose 7.1% over a year ago.  In contrast to other segments, the ratio of sales price to list price is 94.8%, a reflection of the reality that luxury buyers -- often buying with cash -- are routinely offering 10% under the asking price, and many sellers expect to negotiate over price.
